A beautiful home isn’t just about finishes, furniture or a great-looking kitchen.
Before any of that, there is the floor plan.
A well-designed floor plan can make a relatively modest home feel spacious, light-filled and effortless to live in. A poorly resolved one can do the opposite — creating dark rooms, wasted space, awkward circulation and expensive square metres that don’t actually improve the way you live.
At Residential Studio, one of the first things we look at when designing or renovating a home is not simply how much space you have, but how well that space is working.
More floor area doesn't always mean a better home
When a home feels too small, the natural reaction is often: We need more space.
Sometimes you do. But surprisingly often, the problem isn't the amount of space. It's the way the existing space has been organised.
An extra 20 square metres won't necessarily solve a poorly positioned kitchen, a dark living room or a hallway that takes up a disproportionate amount of the house.
And because every additional square metre costs money to build, heat, cool, furnish and maintain, simply making a house larger can be an expensive way of avoiding the real problem.
Good design is about making every square metre earn its place.
Problem 1: The endless hallway
Hallways are necessary, but they shouldn't dominate your home.
We've seen homes where a significant portion of the floor area is dedicated purely to getting from one room to another. That is floor area you're paying to build without gaining meaningful living space.
How we approach it
We look for opportunities to:
- shorten circulation routes
- combine circulation with useful spaces
- improve sightlines through the home
- reposition doors to reduce unnecessary corridors
- connect rooms more logically
- use transition spaces for storage, joinery or display
Sometimes moving a doorway or rethinking the position of a room can unlock an entirely different floor plan.
The aim isn't to eliminate circulation. It's to make it feel intentional.
Problem 2: Dark rooms in the middle of the house
Natural light has an enormous influence on how a home feels.
Yet many existing homes — particularly homes that have been extended several times — end up with kitchens, bathrooms, corridors or living spaces buried deep inside the floor plan.
Adding another extension to the back can sometimes make this problem even worse.
How we approach it
Rather than automatically extending further, we look at how light can penetrate deeper into the home.
That might include:
- repositioning living areas toward better orientation
- introducing skylights
- creating courtyards or light wells
- widening openings between spaces
- using internal glazing where appropriate
- improving the connection between indoor and outdoor areas
- considering ceiling height and window placement
- opening key rooms toward the north where the site allows
A smaller room with beautiful daylight can often feel significantly more generous than a larger dark one.
Problem 3: Poor flow between rooms
You know this problem when you feel it.
You walk through the kitchen to reach somewhere else. Furniture blocks a circulation path. The dining table feels squeezed into a thoroughfare. The laundry is on the opposite side of the house from where it needs to be.
Nothing is technically wrong, but everyday life feels harder than it should.
A good floor plan considers movement.
We think about what happens when you arrive home with groceries, where school bags land, how children move between indoors and outdoors, where guests gather, how you carry washing to the bedrooms and whether someone can cook while another person moves through the kitchen.
These small everyday movements have a huge impact on how comfortable a home feels.
Problem 4: Rooms that are technically big enough — but don't work
Room dimensions on a drawing don't tell the whole story.
A bedroom may technically fit a bed, but once you account for wardrobes, doors and circulation, the furniture arrangement becomes awkward.
A living room might look enormous on paper but have no sensible location for a sofa because every wall contains a door or window.
A kitchen island might fit dimensionally but leave uncomfortable circulation around it.
This is why we design around how spaces will actually be used, not simply their area.
Furniture, joinery, storage and circulation should be considered as part of the architecture from the beginning.
Problem 5: The kitchen is disconnected from family life
For many families, the kitchen is effectively the centre of the home.
It isn't just where dinner is prepared. It's where lunches are packed, homework happens, friends gather, groceries arrive and conversations take place.
If the kitchen is isolated, poorly positioned or disconnected from the garden and living areas, the whole house can feel less functional.
We often look at how the kitchen relates to living → dining → outdoor space → pantry → laundry → entry.
Getting those relationships right can completely change how a home works without necessarily making it substantially larger.
Problem 6: Too much open plan
Open-plan living can be fantastic, but bigger isn't automatically better.
One enormous room containing the kitchen, dining and living areas can become noisy, difficult to furnish and surprisingly uncomfortable.
Families often need a combination of connection and separation.
We like to create spaces that can work together while still giving people somewhere to retreat. That might mean a small second living space, study nook, window seat, children's zone, sliding doors or simply thoughtful changes in ceiling height, materials and furniture placement.
The goal is not maximum openness.
The goal is a home that supports real family life.
Good floor planning can save money
This is one of the most overlooked benefits of architectural design.
If we can create the feeling of a larger home through better planning rather than simply adding more floor area, those improvements can translate into real construction savings.
A better floor plan may mean:
- fewer unnecessary square metres
- less wasted circulation
- more efficient plumbing locations
- simpler structural arrangements
- better use of existing walls during renovations
- less need for oversized extensions
- better natural light and ventilation
- more useful storage
- spaces that can serve more than one purpose
The cheapest square metre to build is often the one you realise you don't actually need.
Renovating? Start with the plan, not the finishes
It is very easy to become excited about stone benchtops, tiles, flooring and tapware. We love those things too.
But beautiful finishes cannot rescue a fundamentally awkward floor plan.
Before choosing materials, we recommend getting the bones of the home right:
orientation → circulation → room relationships → natural light → storage → furniture → indoor-outdoor connection → then finishes.
That order matters.

The best floor plans can feel almost effortless when you walk through them. That's usually because a lot of thought has gone into making them that way.
